House rewire Manchester

Are you wondering if your house needs rewiring.

If you are wondering about the options for having your home rewired then the following information has been complied as a guide to help you understand the choices and way to plan  your house rewiring in an affordable way.

Usually the question of having your home rewired only comes after one of  following scenarios.

Most rewires to domestic properties come about for one or more of the following reasons.

  • An inspection / report has stated that old unsafe electrics are replaced
  • Tradesmen have commented on the state of the electrics, while other work has been carried out
  • Constant problems with sockets / lights not working
  • Old light fittings / sockets and wiring
  • Insufficient sockets / light points rather than add to the existing poor electrics rewiring maybe safer
  • When you look at the consumer unit it looks older than 1980

To be honest, it may be that the old wiring seems to be unsafe  and the fuse board may be an old one, that would not pass today’s wiring regulations (BS7671) although this does not necessarily mean that the whole installation will need rewiring. You could try just installing a new fuse board with MCB’s and the installation of new sockets / light fittings, it could make it more safe.

To find out what state your installation is in you should have a Periodic Inspection Report (PIR) done and  this would bring to light any areas that need updating.  In some cases though you can tell by just looking  at the mains board plus the state of the electrical cables coming away from it,that it  is in need of a rewire and therefore no need for more expenditure on a test now the test is covered in the rewire.

Although it is not possible to tell if a rewire is needed by just looking at a main board you can usually get an indication from it.

A good indication is an old fuse board that looks around 60 years old that has the old rubber cables coming from it. You may also find that someone or sometimes numerous people with no electrical experience have ‘had a go’ at DIY electrics so this will usually mean that they are in a mess and most of the time unsafe. Examples of this are wires crossing the wrong way all over the place and loose fittings.

This once again can confirm that the installation is not safe just by looking at it

So if this is the situation of your wire then a rewire is needed so what’s next?

A lot of clients believe that a rewire can be done without much mess which is quite unbelievable if you take a minute to think of what your actually involved in replacing  the wires and how long the wires have been in the walls so you must be prepared to expect some disturbance to your  home. To be honest it is probably one of the most major disruptive jobs that can be done.

The process:-

for each room

  • Furniture removed
  • Carpets taken up ( although can usually be rolled back at the corners)
  • Floor boards taken up
  • Light fittings taken down
  • Chasing out of walls for the wires
  • Access to the attic/cellar
  • Plastering of the wall chases

If chasing out of the walls is not wanted then trunking installed on the surface is an option but does not look good this is better only used on small additional wiring jobs not on a full rewire.

If you have just bought the property and having other building work done then the rewire is best done first. This will make less upheaval later on. It is also a lot quicker as the electrician to complete the job. So establish if a rewire is needed before you start any other building work and before you move in.

If you are living in the house an option is to have the work done in phases,one room at a time so not as much disruption is caused but this will be more costly and most electricians will not be to keen on this.It will also take a lot longer to complete.

If a rewire is done and is quite straight forward it can usually be done within 3 days so  weigh up what’s best for you a few days of  disruption of months of room by room?

You may want to move the furniture, take up the carpets and floor boards needed to be taken up by yourself and leave the electrical work to us. You can even chase out the walls but we have chasing machines designed for this which is more effective and quicker. So if you like to get involved then that’s not a problem as long as it doesn’t interfere with the overall  quality of the job.

If you are going away on holiday you may want to have the rewire done whilst you are away, although we understand that you may feel uneasy leaving your house in the hands of strangers but it is an option worth considering.  Maybe leave a relative or friend to over see the job for you this has worked well for us many of times and you don’t have to make do whilst the mess is going on etc.

So if you bear in mind before hand all the points to consider and what’s actually involved when having a rewire then all your options are covered and you may well be pleasantly surprised how well the job can be done when you are prepared for it.
